The high market value of these properties will allow the owners to refinance at 75% of a typical $800,000 - $850,000 value. They can thereafter get back 98% of all their cash and have the tenant pay them off (all perfect reality strategy proven by National Realty Investment Advisors, LLC over 10 years and 900 homes).
There are dozens of owners who have already refinanced all their cash back for other investments. The tenants have been paying them $1400 a month or so PRINCIPAL PAY DOWN on the mortgage. After getting all their money back in a number of cases, the owners have made their homes FREE to them in cost and TENANT PAID FOR. Even if there are any delays or any extra interest charge, a lot of that can come back to you (if not all) at the time of refinance. You can ask at refinancing time if you want your cash back out.
Both the Builder and Property Manager are pressured on your behalf for YOUR UNIT daily for finishing and renting.
