Guttenberg Green, once The Green Urban, continues onward with its pre-production. We made a great stride ahead coordinating the project. We received a memorializing resolution from the joint-planning and zoning board that will allow us to construct 63 units, 9-stories, and 68 parking spaces.

Our architects and professional engineers have completed a full set of plans. These documents are extensively detailed – so much so that we feel confident sending them to potential GCs with the intention of procuring competitive bids for the property.

At this stage, the solar canopy on the building’s roof and our stacking parking system are being both considered by our teams and priced. New geotechnical borings were recently ordered in order to evaluate the soil on the property. We will evaluate its makeup in order to investigate if any rock exists.

We are also intending to file for condo approval from the state. Our business model for the Guttenberg Green is potentially changing gears in order to take advantage of the burning hot condominium market. From there, we will prepare packages for permit approval. We expect to begin work in Q4 2021.

Our engineers are also applying for a permit from the North Hudson Sewer Authority (NHSA) to determine the volume of water being consumed by the building. The demolition checklist requires analysis of the geotechnical reports, disconnection of the utilities, and miscellaneous confirmation needed to apply for the upcoming demolition and construction.

We also continue to review submissions from murals for the Green Urban Art Mural Contest – named before the building’s name was changed. The winning mural will be displayed on the building’s façade. With new listings and closed sales in decline in the face of the housing shortage, the Guttenberg market of Hudson County is in major need of an infusion of new housing. Guttenberg Green will spread its green thumb and, like a garden, give rise to new life in the community.
