River Run is certainly making strides in Pre-Development. We have received authorization to proceed with a zoning set. To this end, we will need a site plan approval. This requires us to submit to the planning and zoning board to review. Once we have site plan approval, we can begin to finalize River Run’s approval. We seek full support behind our project. We at NRIA have the utmost confidence in our legal team’s ability to help us secure this prime real estate.

Our legal team is continuing to negotiate a rezoning amendment for our parcel. This amendment is the result of our company’s research efforts into the local area. We’ve determined that we can satisfy Hudson County’s underserviced waterfront community. This year saw a 10.3% drop in house listings in this particular area -- 35 new listings at the start of 2021 as opposed to last year’s 39. A successful re-zoning application outcome will position us in a secure position with the planning board later this year when we submit our material. Should we receive approval for our applications, we will begin production on a site plan for River Run, thus triggering a major step in the pre-development process.
