Hoboken Heights will be launching its pre-sales after Labor Day, around mid-September. This precedes its Groundbreaking Ceremony, set to take place in October. However, before any of that happens, we have a mountain to blow up.
Hoboken Heights is unique among our buildings, as it’s built into the side of a mountain. Before we can build any of these four buildings vertically, we must first blow the mountainside asunder. We continue to dynamite the rocks away to turn natural geography into land within which a foundation can be built. While we blast, we continue with rock removal. Only when we can complete our blasting can we begin constructing this 55-unit ultra-luxury condo project overlooking Union City.
We also have installed our on-site sales office. We’ve completed pad and landscaping. Our custom-made Hoboken Heights RV sales trailer maintains its exterior. This, if all goes well, will draw in new buyers to our center. At the same time, we’ve developed our beautiful interactive sales/marketing website for Hoboken Heights. This, alongside the pre-sales of units, will launch the marketing for the property. We have received the NJ DCA condo registration approval. This approval will allow us to begin taking deposits on units. We’re ready to launch our digital and print marketing campaign.
A third-party town engineer has signed off on the Hoboken Heights project. From there, we will have a building official review our material. We are working with city officials on a multi-point checklist before we can continue, while our mason is already prepared to mobilize as soon as building permits are released.
NRIA’s research data shows that, due to a lack of high-end, large 3 and 4-bedroom homes in Union City, that Hoboken Heights will stand apart to potential buyers. The uniqueness of this property in Union City will, our data indicates, drive pricing and absorption. We believe the Hoboken Heights project will be a mountainous success financially.
