Rey Grabato (Managing Partner NRIA) has a broad background in business development, finance, accounting, and construction management. He spent twelve years in the realty finance business where he pre-underwrote, underwrote, approved, and / or approved funding for more than $200M of loans across residential, small balance commercial and construction loans for Wholesale Financial Advisors, Apex Financial, and First 2nd Mortgage of NJ. It is in this capacity where he became proficient in construction draw auditing and the entire inspection processes. It was in 2006 where he was introduced to the 10-year tax abatement programs being offered in the City of Philadelphia, and although he started to recognized the frothiness of the overall mortgage / housing markets he also saw an opportunity to develop in a [core] urban market at a much lower basis. National Realty Investment Advisors opened in mid / late 2006 with a small group of investors to build and renovate investment properties via advantageous tax benefit programs available in Philadelphia. Over the past 10+ years Mr. Grabato has successfully assembled additional key personnel to run every facet of the investment, management, and development business today. The firms expansion and strategic construction & property management agreements with US Construction and Premier Access, respectively, have allowed NRIA to focus on scale and efficiency. Currently projects range (in general) between $3M and $25M, with the company having delivered more than $500M in total asset value since 2010, and significant returns for a growing investor base, all of which has laid an extremely solid foundation to hit the firm’s 2017 targets of $200M(+) in deal volume.
Coley O’Brien (Partner & Head of Finance of NRIA Capital Management) brings 15-years of domestic and international commercial real estate debt and equity investment experience to NRIA. Prior to joining NRIA he was the Director of Credit Investment & Strategy, primarily focused on commercial real estate, for MKP Capital Management, a $9.0 billion Global Hedge Fund. The average portfolio size of CRE Debt investments and CMBS was approximately $1.0 billion – $1.5 billion. Debt Investments included a book of $400 million of mezzanine loans with Global Institutional Sponsors such as Blackstone, Lonestar, Rialto, etc. Within CMBS the portfolio included Freddie Mac B-Pieces, Conduit B-pieces, as well as legacy and new issue securities across the risk & duration spectrum. Prior to joining MKP in 2010, Mr. O’Brien worked as a Vice President at Eurohypo AG, originating and underwriting conduit, large loan and subordinate debt positions for securitization and/or syndication. Prior to that role, he worked as a Senior Underwriter in the Commercial Real Estate Group at Deutsche Bank from 2004 to 2007. From 2003 to 2004, Mr. O’Brien was an Associate at Morgan Stanley in the Securitized Products Group. Mr. O’Brien received a M.S. in Real Estate Finance & Development from NYU (2006) and graduated, magna cum laude, from Michigan State University (2003) with a B.B.A. in Finance. Mr. O’Brien remains on MSU’s Real Estate Investment Advisory Board.

Dustin Salzano (Partner & VP of US Construction) is an accounting and finance professional with 11 years of professional experience in the real estate and financial service industries. Along with his accredited financial and accounting background, Mr. Salzano is a creative entrepreneur with substantial start up and operational strategy and implementation experience. His skill set relies on his expansive knowledge in creating operational efficiencies, workflow mapping, procedure design, internal control design, financial analysis and forecasting, treasury management, and financial and managerial accounting. Mr. Salzano has first-hand experience and a proven track record in strategic business development and tactical implementation. He began his career in 2006 at the Swiss bank division of UBS Wealth Management, where he was recruited to be part of their prestigious US based Graduate Training Program. There he gained extensive management, project, and operational experience while working directly with upper management and being made Project Manager of significant multimillion dollar branding and service initiatives such as the Client Statement Redesign. Mr. Salzano left UBS in 2008 to take an equity stake in US Construction, Inc. (USC) a Philadelphia based Real Estate Development and Construction firm where he holds the position of Vice President. Mr. Salzano has been responsible for co-authoring the strategic visions of USC and implementing its tactical business plan. His valuable skill set and business savvy has lead USC to become one of the largest residential construction companies in Philadelphia, helping grow revenues from under $2M in 2007, to over $50M in 2015. The company currently employs over 60 people and has offices in Philadelphia, PA and Hoboken, NJ. In 2011, Mr. Salzano also co-founded the residential property management firm, Premier Access Property Management. Founding DMR Construction Services Inc and subsidiary company Constructioneers Inc further diversified Mr. Radici’s proven 30 year track record with the building of some of the most sought after residential home developments – both single family and multi-family in the NY/NJ Area. He is a Professional Engineer licensed in the states of New York and New Jersey.
Mike Burke (Partner & President of Premier Access Property Management) oversees more than 800 luxury townhomes in the greater Philadelphia area, and is expanding to Brooklyn/NYC soon with an office opening late 2017. Mr. Burke holds his New Jersey and Pennsylvania Real Estate License and is an expert in high end customer service and negotiation. Throughout his career he has secured over 3,000 residential lease agreements for properties valued from $500K to $2M. With his extensive real estate knowledge and background in asset management he is a creative business owner who has situated himself at the heart of the booming residential rental industry in Philadelphia. Mr. Burke is also the elected president of 24 Home Owner’s Associations and has his finger on the pulse of the rental market fostering relationships with property owners and neighborhood residents alike.
