How can you “guarantee” the rent?

The main driver is the rental vacancy within Core Center City. It’s one of the lowest in the country, which allows us to find tenants much faster and easier than other cities and enables us to select only the top 10% of applicants. Quality tenants, such as resident doctors, nurses, medical faculty, and young professionals, are constantly at our disposal due to the 6 Major medical universities, 4 major teaching hospitals, 17 fortune 500 companies, and 2 pharmaceutical giants (Pfizer & GSK) located within the city.

Why doesn’t NRIA keep these investments for itself?

Laying out millions of dollars to fund these investments would completely change our business model and turn us into a “Toll Brothers-esque” type of company. We are not a builder, nor a property manager, nor a bank – we are a Project Management Firm. We oversee and micromanage every step of your investment including the locating, acquisition, financing, construction, tenanting, and resale of your luxury investment townhome.

This sounds “too good to be true.” How can I be sure it works?

While we understand the nature of our offer might sound “too good to be true,” everything we say is backed by documented proof, such as before and after bank appraisals, documented HUDS, and mortgages registered with the city. We regularly host conferences where you will be able to meet face-to-face with the Vice President of the firm and speak directly with members of our existing client base, all of whom own between 5-30 homes with us. Prospective clients are welcome to visit our office to perform a complete documentation audit and review our portfolio of “done deal” due diligence documents.
